A PUBLIC HEARING OF THE WINFIELD BOARD OF ZONING
TO BE HELD BEFORE COUNCIL MEETING AT 5PM ON APRIL 4, 2023 LOCATION IS WINFIELD CITY HALL IN THE COUNCIL CHAMBERS
The purpose of the hearing is to receive public comments on an application submitted for approval of a variance to accommodate the installation of a doublewide manufactured home, (Emergency Situation).
Currently, there is not a residential structure located on this parcel because of a fire on January 13, 2023. The home was a total loss and was not a result of negligence or cause on the part of the owner.
The current zoning prohibits the installation of manufactured or mobile homes in the R-1 District, but due to the special conditions and hardship the applicant is petitioning the City of Winfield for a variance for the property resulting from the fire and desires to relocate to the property as quickly as possible.
Due to rising home construction cost to construct a similar size home is not financially feasible. The applicant desires to install a brand new 28'x76' manufactured home from Clayton Homes on the property.
The home will be anchored to the ground with under pinning all around the bottom. All utilities needed will be affixed directly to the structure, and already exist on site. Permanent steps will be installed at all outside doorways and landscaping will be maintained as in proportional with the neighborhood.
